When Are Permits Required?

Permits Are Required For:

With the exception of minor repairs--a permit is needed to upgrade, modify, or install any fixed or movable improvements or structures to real property or to alter the land. This is to verify compliance with the Building Codes of the Village as well as New York State. 
 
Residential Purposes:
  • New Construction of Homes, Garages, and Carports
  • Addition and Alteration of Buildings
  • Rebuilding and Structural Renovation
  • Storage Buildings, Including Prefabricated Buildings Delivered to the Site
  • Demolition or Removal of Buildings
  • Decks and Porches
  • Enclosing Decks and Porches
  • Extending Roofs Over Decks and Porches
  • Swimming Pools, both Above and Below Ground
  • Decks Around Swimming Pools
  • Spas & Hot Tubs
  • Installation of Woodstoves, Fireplaces, and Chimneys
  • Fencing
  • Satellite Dish Install
  • Driveway Cuts
  • Solar Install
    Commercial Purposes:
    • New Construction
    • Demolition or Removal of Buildings
    • Most Improvements, Alterations, Enlargements, Repairs
    • Storage Buildings, Including Prefabricated Buildings Delivered to the Site
    • Signs, Including Temporary Signs
    • Fencing
    • Satellite Dish Install
    • Driveway Cuts

    Workers Compensation Information
    ACORD certificates are NOT acceptable proof of NYS workers’ compensation. Under Worker’s Compensation Law (WCL), Section 57, businesses requesting permits, licenses or seeking to enter contracts must provide ONE of the forms listed below.     Acceptable Forms                 

    • Insured (C-105.2 or U-26.3), Certificate of Workers’ Compensation Insurance OR State Insurance Fund’s version of the C-105.2 form 
    • Self-insured (SI-12) Certificate of Workers’ Compensation Self-Insurance (the Board's Self- Insurance Office: 518-402-0247)
    • Exempt (CE-200) (If there are NO employees) Certificate of Attestation of Exemption From New York State Workers’ Compensation and/or Disability Benefits Insurance Coverage 
    • Owner-Occupied Residence (BP-1) ** This form is only good if the owner of the property is doing the work him/herself, inside a 1, 2, 3, or 4 family home, and lives on site, within one of the units. Landlords who own rental property and do not live on site, cannot file for a BP-1 exemption.
